Terms of auction for real estate. All announcements auction day take precedence over all other, written or spoken. Due to the nature of circumstances with estate auctions, available items are subject to change under court order. All properties are sold as is, where is. Auction terms are 20% down (non-refundable) on total purchase day of auction, with balance due in 30 days at closing. 20% will be refunded if seller fails to fulfill sales agreement. All payment must be cash or good check with bank letter of guarantee for 20% down and ability to close in 30 days, to bid and purchase at this auction. Buyer is responsible for all closing costs except deed. Clear title is guaranteed. 10% Buyers premium applies to real estate auction sales. Property will be sold by tax map information.
