-All items are purchased as-is, with no guarantees on condition or working order. **Please test, inspect, and verify it works as expected before purchase. --No refunds or exchanges.**
- All purchases to be removed by the buyer, (providing their own labor to disassemble, carry, pack, and load) on the day of the sale or by the pre-arranged, agreed upon pickup time. Our staff is here to provide guidance, answer questions, and offer order in what is sometimes a sea of chaos. Please consider any physical labor they provide to be outside of the scope of their job and should be appropriately compensated by the buyer. Some heavier items may be strictly limited to ‘you move’ and will generally be marked as such.
-A note on paid items not picked up or left behind: we hope to be an accommodating and helpful partner to our clients and customers alike, so we’re happy to make arrangements for pickup of larger items or hold on to things you may have forgotten. However, we are unable to hold on things for much longer than the advertised duration of the sale. If you left something behind, forgot about an item, or are having trouble making arrangements for pickup please communicate with us as soon as possible. Call or Text (most efficient during sale hours) (559) 216-9586. Items left beyond the agreed upon pickup day/time will be considered abandoned and will not be refunded.

We’re looking forward to seeing you all in North Fresno this Thursday & Friday! This week’s estate is full of something for everyone, all nice and clean and largely in gently used / like new shape. Cozy up on the reclining living room furniture and put a movie on that we all know you’ll quickly fall asleep to. We’re not judging, they’re comfy – especially that chair, (which surprised us all, because it looks so right and proper, but then it’s like, here, lay back and chill, you deserve it.)
Maybe you’re more in the mood to entertain and host your Friends – the sturdy, solid oak dining table and 8 chairs with built-in leaves is classically styled and up to task. There’s plenty of crystal stemware to toast to the good life you’ve managed to attain through your wise estate sale shopping prowess! Many items for cooking/baking/and hosting. You can move the party outdoors to the patio area or lounge in a zero gravity under the stars, fighting for your life to not fall asleep there, too.
There’s wonderful artwork around the estate, some original signed pieces, repops, and other framed prints. Several mirrors, home decor items, accent furniture and more to make you look like the finest adult who definitely has their stuff together!
There’s some nice solid wood bedroom furniture and a king mattress with the most gorgeous headboard upstairs. This is a great time for a friendly reminder that the buyer is responsible for the loading, lugging, hauling, and huffing that results from buying heavy things. Set yourself up for success and *bring help/muscle* to load items/carry down stairs. (We are happy to make arrangements for pickup, within reason and our availability.)
Plenty to see and discover this week! We’ll try to beat some of the heat by opening up at 7:00 again – we’re looking forward to seeing you there!
SOME NOTES ABOUT THE PROPERTY
TERRAIN: Mostly pretty easy and straightforward this week! Please note this is a 2 story home, with items available for sale upstairs. Customer is responsible for carrying/loading/securing their own items – set yourself up for success and plan for help if you need it!
HOTEL CALIFORNIA LINE RULES: As usual – once you take your place in line you must remain in your car/be present while waiting for the sale to open. Leaving the area (for food, bathroom, etc.) means losing your spot in line, so stick around. You can check out any time you like, but you can never leave. (And trust me, people notice and they do make us aware.)
PARKING: Ample parking. DO NOT BLOCK DRIVEWAYS! It’s inconsiderate to our neighbors and everyone will judge you 😉
MUSCLE: Friendly reminder, the buyer is generally responsible for moving, loading, and securing their own purchases. We are happy to work with you while you make arrangements for muscle and means to get your items home. Please talk with us about these details before purchase, we like a nice clear expectation and happy customers!
