When you attend one of our sales, you agree to our Terms and Conditions listed below.
NO electronic or phone request for pricing will be answered! Our staff will be more than happy to assist you at the sale. Remember: It is YOUR responsibility to research the item(s) you are interested in before the sale day. Know before you buy!

Terms and Conditions:
We always appreciate your business! For those who are not familiar with our sales, company Terms and Conditions are as follows:
1. All items are sold "AS-IS", "WHERE-IS", "WITH ALL FAULTS and DEFECTS THEREIN." There are no guarantees implied or expressed by AMAES or Owner. There are NO REFUNDS, RETURNS, OR EXCHANGES.
2. You must move your own items and will be responsible for any damage you cause to home or grounds. Everything must be out by close of business on Saturday (unless prior arrangements are made) or AMAES retains possession.
3. Announcements posted on the day of sale take precedence over any previous printed material pertaining to this sale.
4. We PREFER cash! Local checks with approval by management.
5. YOU ARE AT YOUR OWN RISK ON GROUNDS AND PROPERTY. AMAES & HOMEOWNER ARE NOT LIABLE FOR ANY ACCIDENT THAT MAY OCCUR ON GROUNDS/PROPERTY! YOU AGREE TO THIS TERM WHEN YOU ATTEND ONE OF OUR SALES!
6. No strollers, animals, food or drink or smoking permitted inside home.
7. We reserve the right to limit number of persons inside home.
8. We reserve the right to remove person(s) from home or grounds.
9. Doors open at advertised time.
10. Restrooms are not available.
11. You break, you buy. You steal, we WILL call the police.
12. Please park responsibly and do not block drives, roadways, or mailboxes. Do not park on the lawns! You will be ask to move your vehicle if any of these are violated.

14. We need to have your current DR-13 resale certification on file.
15. We will provide packing materials/bags to assist in wrapping your purchases until supplies run out. Please plan accordingly and bring your own as ours are first come, first serve!
16. Items may not be in the exact location as they appear in our pictures.

VERY IMPORTANT ENTRY INFORMATION LISTED....PLEASE READ!!!!
Due to the location of the sale, we must list "by appointment only". However, once you have submitted your name and received confirmation, you may come any time between 10am - 2pm on the day requested. You are welcome to attend both days and take advantage of the discounts on day two, but we need to know in advance to inform the gate of your admittance for both days. You may do this on your initial request. This is an upscale gated community, and entrance is strictly enforced.
If you are interested in attending the sale, please respond via text 904.599.1976 with your first/last name and the day(s) you wish to attend. Please text this information by 5pm Wednesday, Oct. 15 for Thursday entry and 5pm Thursday, Oct. 16 for Friday entry so we may provide the gate your name!
10/13 UPDATE: THURSDAY MORNING IS NOW FULL. WE CAN ONLY ACCOMODATE A FEW MORE IN THE AFTERNOON. WE STILL HAVE FRIDAY APPTS AVAILABLE!
You will not be permitted entrance through the gate unless they have your name on the guest list:
1. They require the last name of the client and address which YOU MUST HAVE TO ENTER. (below in red)
2. You will also need your license at the gate. The name you submit, and license must match even if it's a passenger.
It can't be stressed enough: Plantation requires you to present your license at the gate and you MUST know the name/address of the residence. I will text you this again when you confirm your appointment but please make a note of it:

Usually they do not allow signage (we may try to post a few "small" estate sale signs). Here are the directions to the house:
After you pass thru the gate, continue to the stop sign. Make a left onto Plantation Circle at the stop sign.
Follow for a few minutes then turn right on Settlers Way.
At the T intersection is Settlers Row North. Turn left.
