Pricing & Presale: We do not pre-sell items (unless noted as buy it now) or give out pricing on items prior to the sale. Items presented in pictures may be removed by the property owner prior to the sale. We make every attempt to remove such pictures prior to the sale. Discounts are at the property owner's discretion.

Payment: We accept cash, Zelle, and debit/credit cards. There is a 3% convenience fee for debit/credit card transactions. We do not guarantee authenticity or condition of any item sold. ALL SALES ARE FINAL, NO RETURNS, REFUNDS, OR EXCHANGES.

Parking: Please adhere to no parking and permit required signs. Do not block driveways, mailboxes or fire hydrants. The driveway is reserved for pickups only. Please be respectful of neighbors' yards.

Moving Assistance: Please bring your own moving equipment (dolly, blankets, tape, rope, etc.). We do not assist in moving large/heavy items so please bring your own help.

Cameras & Theft: No big bags are permitted. Security cameras may be in use during sales hours based on homeowner request. By entering the premises you authorize us to use any photographs/video that may contain your image for promotional or prosecution purposes. If you are caught altering price tags, removing unpaid items, or concealing items we will provide the police with any photographs/video footage and any personal information required to prosecute.

Liability Waiver: Neither the homeowner or S2 Estate Sales are liable for accidents or injury of any kind as a result of your entry on the premises. Neither the homeowner or S2 Estate Sales are responsible for accidents or damage to items moved by third parties you organize to move the items you purchase. Your presence during the sale releases the aforementioned parties from liability.
