NO PRE-SALES - No items are available for purchase before the sale opening date and time. We want to keep things fair for everyone that plans on attending any of our sales.

NO PRE-PRICING - This is because pricing is usually not fully finalized until the sales opening date and time.

NO NUMBERS - We do not hand out numbers. All of our sales are held on a first-come, first-served basis.

- All items are being sold as-is, where is, no refunds. Please inspect all items prior to purchasing.

- You are fully responsible for keeping your place in line. Our team will not be responsible for managing the line or the outside premises before the estate sale opening date and time.

- Items outside the home, that are part of the estate sale, are available to be claimed/purchased on sale days, before the sale opening time, on a first-come, first-served case-by-case basis. Items inside any of the buildings or homes on the premises are strictly prohibited, off-limits, and are not available for purchase before the sale opening date and time.

This home is tucked away far off the beaten path and can be tricky to find if you don’t read the full description.

Please form an orderly line at either the house or the barn. When we open at 10, everyone will be let into the building where they are lined up. Please be respectful of everyone and everything, if you are not, you will be asked to leave.

IMPORTANT - PLEASE READ!!!

This is a Picker's Estate Sale

Meaning most items aren’t priced, staged, or sorted, making it a true treasure hunt for those who love the thrill of discovery. This property hasn’t been staged or picked through, so everything inside is still a mystery waiting to be uncovered. You can make offers, or we can name you a price—the bigger the pile, the better the deal. We know Pickers Estate Sales aren’t for everyone, and that’s okay!

The road leading to the property’s driveway is narrow, with neighboring homes on both sides. Drive with care, follow the posted signs, and please avoid parking along the street approaching the property.

This property shares a driveway with the neighbor's property.

The driveway starts paved, then transitions to gravel and grass, leading downhill before climbing back up toward the property. Signs will be posted to guide you along the way.

Please bring lots of bags and boxes, as we have a limited supply!

ADDRESS:

The sale address will be shared with the public at 8 a.m. on the day of the event. This is to respect the shared driveway, the closeness of neighboring homes, and to make sure no items from nearby properties that aren’t part of the sale are taken.

PARKING:

Parking will be on grass or gravel, so please be mindful and considerate. It’s a good idea to bring a vehicle with decent ground clearance or a 4x4 in case things get muddy, as we’d like to avoid anyone getting stuck. Be sure to park diagonally and in an orderly way within the designated areas to help everyone come and go smoothly without traffic jams.

LOADING AND TRANSPORTING:

Make sure to bring any extra help, a suitable vehicle, trailer, or equipment needed to move larger purchases, as we’re not able to haul or transport items for you.

By attending, you accept full responsibility for your own safety. We’re not liable for any damages, accidents, or injuries that might happen on the premises. Stay mindful of your surroundings, take care, and treat others with courtesy and respect.

This is all the information we have available right now.

Any vehicle purchased with a title will remain on the property until you meet with the client to complete the title transfer at a later date. We’ll take down your information so they can arrange that with you. You’ll also receive a bill of sale/receipt.
