7% Sales Tax Will Be Collected unless you provide a valid Mississippi Sales Tax ID at the time of purchase. To be tax exempt, you must submit a copy of your license and MS Sales Tax ID for our records.
The Estate Reserves the Right to Pull Any Item at Any Time.
We DO NOT Hold Items – It’s not fair to other buyers.
We DO NOT Settle Disputes between buyers wanting the same item.
Shoplifters Will Be Prosecuted.

Please bring your own bags, boxes, and packing materials to help transport your treasures home. We’ll have a designated “hold area” where you can stash your items while you continue shopping, but please note we are not responsible for any lost or stolen items.
��For large or heavy items, you must pay in advance and keep your receipt. Pick-up for these items will be from 3–4 PM on both Saturday and Sunday. Be sure to bring a truck and movers to help with loading—staff will not be available to assist with heavy lifting.

For the safety of our guests, we will be limiting the number of people allowed inside the home at one time. This property is in dilapidated condition, and we must monitor foot traffic carefully to avoid any hazards.
Please be patient and respectful of this policy—it’s in place to protect everyone. By entering the property, you do so at your own risk, and 228 Estate is not liable for any injuries or accidents that may occur during the sale.

As you exit the property back to the street, there will be a security checkpoint where receipts will be verified.
