● Pre sales and Early Birds: No pre sales or early bird access. Prices will not be disclosed before the sale begins.
● Morning Protocol: First person to arrive please park in front of house & start list. Take a picture of if it, sign it, please remain till Simply Estate Sales
employee arrives. We will honor the list.
● Payment Methods**: Cash and Venmo are accepted for onsite purchases. All sales are final; no refunds or returns.
● Absolutely no trespassing on property before or after the hours of sale.
● Be courteous to all persons at all times, including fellow customers and the Simply Estate Sales team.
● Entry into the property is entirely at your own risk.
● Do not park in the driveway.
● Please respect neighboring properties, driveways, mail boxes & fire hydrants.
● Due to the nature of the sale no purses, handbags or bags of any kind larger than a wallet will be permitted into the sale. Empty reusable shopping bags will be permitted into sale.
● No pre-sales/No early birds-No prices will be released prior to the start of the sale.
● We reserve the right to inspect all bags prior to exiting the sale.
● All Items are sold on a first come, first serve basis.
● All merchandise sold as is-where is.
● No Children under the age of 12 will be permitted into sale.
● No pets permitted into sale.
● No Food or drink permitted on premises.
● No public restrooms available.
● Furniture and large items must be removed by the purchaser.
● Must bring your own help/tools for large/heavy purchases.
● Removal of furniture and items is entirely at your own risk.
