BUYERS are RESPONSIBLE for loading and transporting ALL items. Bring help to load large items. Purchased items must be removed within stated time frame unless otherwise discussed with sale coordinator.
ALL SALES ARE FINAL. NO RETURNS, REFUNDS, OR EXCHANGES.
Many pieces are vintage, antique, or handcrafted and may show age-appropriate wear consistent with their history and use. Prices reflect quality, condition, and market value and are firm unless otherwise noted.

Buyers assume all responsibility and risk associated with the removal, loading, transport, and use of purchased items.
The seller, property owner, and estate sale organizer are not liable for any injuries, accidents, or damages occurring on the premises, including during the removal of items.
Any damage to the home, floors, walls, doorways, staircases, landscaping, or fixtures caused by a buyer or their agents during removal shall be the sole responsibility of the buyer and must be repaired or compensated for at the time of occurrence.
Buyers are responsible for bringing appropriate tools, manpower, and protection (including furniture pads, dollies, and coverings) for removal.
By purchasing and removing items from the property, the buyer agrees to these terms in full.

Parking: Please park legally and courteously in accordance with Summit regulations. Please park on Oak Ridge Ave. NO parking in driveway unless for removal/pickup of paid for items. Do not park on Rowan Rd.
