All items are sold as-is, where-is. No returns, refunds, or exchanges. Please inspect all items carefully before purchase.

2. Cash, Credit, or Debit Accepted
We accept cash and all major credit/debit cards. A small processing fee may apply for card transactions.

3. No Early Birds
Early entry is not allowed. Doors will open at the posted start time—no exceptions.

4. Bring Help to Load Large Items
Our staff is not available to assist with loading or moving heavy items. Please bring necessary help and equipment.

5. Items Must Be Picked Up Same Day
All purchased items must be removed by the end of the sale unless other arrangements have been made in advance.

6. Not Responsible for Accidents or Injuries
You enter the property at your own risk. Family Nest Estate Solutions and the property owner are not liable for any accidents or injuries.

7. Prices Are Firm on Opening Day
We do not negotiate prices on the first day of the sale. Discounts may be offered on following days at our discretion.

8. Children Must Be Supervised
For safety reasons, children must remain with an adult at all times.

9. We Reserve the Right to Refuse Service
We may refuse service to anyone behaving in a disruptive, disrespectful, or unsafe manner.

10. Entry May Be Limited
We may limit the number of people inside the home at one time to ensure a safe and enjoyable shopping experience.
