Terms

1. Liability
No Liability for Injuries: The estate sale organizers, property owners, and staff are not responsible for accidents, injuries, or damages that occur on the premises during the sale.
Item Condition: ALL ITEMS ARE SOLD "AS IS"

2. Sales and Payment
All Sales are Final: No returns or exchanges.
Payment Methods: Acceptable forms of payment include CASH and CREDIT/DEBIT.
Pricing: Prices are marked on items. We will consider reasonable offers.

3. Entrance and Access
Entry: The sale will be open to the public during stated hours. Entry may be limited if there are large crowds.
No Early Sales: Items will not be available for sale before the official start time of the sale.
No Wheelchair Access: The property can be accessed by stairs only.
Parking: There is ample street parking. Please drive slowly and be respectful of the neighboring properties.

4. Items for Sale
Pricing: Please do not call about prices. Items are priced reasonably. Sale prices are non-negotiable on the first day.
Item Availability: All items are subject to availability. The estate sale organizers are not responsible for items being sold out or unavailable.
Item Quality: We encourage you to thoroughly inspect items before purchasing, because we DO NOT provide returns.
Item Removal: Purchased items must be removed from the premises by the buyer by the end of the sale unless prior arrangements have been made.

5. Security and Surveillance
Security Measures: The house is alarmed. The estate sale may have security measures in place, including cameras and staff monitoring the premises.
Bag and Personal Items: Buyers may be asked to leave bags or large personal items at the entrance or may be required to use a provided bag for carrying purchases.

6. Property Conditions
No Refunds: Items are sold in "as is" condition. Buyers must inspect items before purchasing, as no returns or exchanges will be accepted.
Damaged Items: Any visible damage to an item must be noted before purchase. The estate sale staff is not liable for any unseen defects after purchase.

7. Behavior
Respectful Conduct: Buyers are expected to behave respectfully towards others and the property during the sale.
No Pets: To ensure safety and a pleasant experience, pets are not allowed.

8. Special Conditions
Large Items: Buyers of large or bulky items are responsible for transporting them from the sale location.
Hold Items: Items may not be "held" or reserved without full payment.

9. Sale Modifications
Right to Cancel or Modify Sale: The estate sale organizers reserve the right to modify or cancel the sale if necessary.
