No refunds, returns, or exchanges will be permitted.
No holds without full payment - sales are honored on a first-come, first-served basis.

Moving & Item Pick-Up

Bring Your Own Muscle:
Buyers are fully responsible for dismantling, moving, and loading all large furniture items.
Our staff is not available to assist with heavy lifting.
Buyers are encouraged to bring their own tools and measurement devices, as none will be provided by staff.

Damage Liability:
Buyers assume all responsibility for any damage caused to the property or home during the removal of purchased items.

Rules & Shopper Conduct

Right to Adjust:
We reserve the right to open or close the sale at any time, or to limit the number of shoppers inside the venue for safety.

Bag Policy:
To keep pathways safe and clear, no large bags, backpacks, or oversized purses are allowed inside the sale area.

Respect the Property:
Please treat the home with care.
If you choose not to purchase an item, please return it neatly to where you found it.

Children:
Children must remain under strict adult supervision at all times.

Restricted Areas:
Do not enter any taped-off areas or remove "Sold" signs.

Loss Prevention:
Shoplifters will be prosecuted to the fullest extent of the law.
The premises may be actively monitored by video and photo surveillance.

Service:
We reserve the right to refuse service to anyone at any time as necessary.

Safety & Premises Liability

Notice of Risk:
By entering, you voluntarily assume all risks related to personal injury, illness, property damage, or property loss.
New Chapter Estates LLC and the property owners are explicitly not liable for any accidents, injuries, or health exposures sustained on-site.

Watch Your Step:
Please exercise caution and watch your step, as the venue may contain uneven outdoor surfaces, driveways, or stairs.

Securing Your Items:
We are not responsible for the theft, loss, or damage of any purchased items left unattended on the premises.

Weapons Ban:
For the safety of our staff and shoppers, firearms (including concealed carry) and weapons of any kind are strictly prohibited on the property.
Unruly or disruptive behavior will result in immediate removal.

Animals & Pets

Licensed Service Animals and Emotional Support Animals must be clearly disclosed to staff at the entrance.
Owners assume 100% liability for their animals' behavior and any property damage.

Parking Instructions

Be a Good Neighbor:
Please do not block neighborhood driveways, mailboxes, or fire hydrants.
Do not park on the grass under any circumstances (unless otherwise explicitly stated).
