Security
By entering the premises, you consent to such monitoring.
There are no guns for sale.
All jewelry and valuable items, if offered at the estate sales event, will not be left at home during non-sale hours.
All Sales Are Final
No Returns or Exchanges. All items are sold AS IS, WHERE IS, with no returns, refunds, exchanges, or warranties of any kind. All items are pre-owned. Sales are final.
Seller makes no representations or warranties, express or implied, regarding the condition, authenticity, provenance, age, functionality, or fitness for a particular purpose of any item.
Buyers are solely responsible for inspecting items prior to purchase.

Full payment is required at the time of purchase.
Seller reserves the right to refuse any form of payment at its discretion.
Minimum $5 on credit card.
Prices are as marked and subject to change at Seller’s discretion.

Discounts will occur on remaining items after first day.

Item Removal and Pickup
All purchased items must be removed within the timeframe specified by Seller.
Buyers are responsible for bringing their own labor, tools, and transportation for large or heavy items.
Seller is not responsible for loading, moving, or dismantling purchased items unless explicitly agreed to. Items not removed by 5PM Sunday will be considered abandoned without refund.
Some large items seller will require to be picked up between 3:00 and 5:00 PM on day of purchase.
Entry and Safety
Entry to the property is at your own risk.
Seller is not responsible for accidents, injuries, slips, falls, or damage to personal property occurring on the premises.
Children must be supervised at all times and we advise to not bring them. You break it then you buy it.
Large bags, backpacks, or personal containers are not allowed.
All bags are subject to inspection.
Seller reserves the right to limit the number of attendees inside the premises at any time.
The premises may contain uneven surfaces, stairs, low ceilings, or other hazards typical of private residences.
Buyers assume all risks associated with entering and navigating the property.
Conduct
NO PUBLIC RESTROOMS ON-SITE.
Buyers must treat the property, items, and staff with respect.
No food, drinks, pets, smoking, or vaping inside the property unless permitted.
Theft, item switching, tag removal, or disruptive behavior will result in removal from the premises and may be reported to law enforcement.
We reserve the right to check any bag prior to leaving.
Holding Items
Items may not be held without payment unless expressly permitted by Seller.
Paid items may be marked as sold and scheduled for pickup with seller before 5pm of purchase day.
Absence of Professional Appraisal
Descriptions provided by Seller are based on available information and are not guaranteed to be complete or accurate.

Limitation of Liability
To the fullest extent permitted by law, Seller shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from participation in the Sale or purchase of any item.
Indemnification
Buyer agrees to indemnify and hold harmless Seller, the property owner, employees, and agents from any claims, damages, liabilities, or expenses arising from Buyer’s participation in the Sale.
Seller reserves the right to refuse entry or service to anyone for any lawful reason.
