1. General Information
This estate sale is open to the public, and all sales are final.
Entry onto the property is at your own risk.
We reserve the right to refuse service to anyone for any reason.
2. Sales & Payment
All items are sold “as-is,” “where-is,” with no warranties expressed or implied.
No refunds, exchanges, or returns will be allowed.
Accepted forms of payment include cash, credie/debit cards (with valid ID), and Venmo/Zelle. 3.5% Service Fee for all credit card purchases.
Prices are firm on opening day unless otherwise marked. Reasonable offers may be considered on subsequent days.
3. Entry & Conduct
Numbers may be handed out prior to opening; early birds are not guaranteed entry.
No large bags, purses, or backpacks allowed inside the property.
You are responsible for any damage you cause to the property or items for sale.
No pets allowed. Service animals welcome.
Children must be supervised at all times.
4. Item Removal & Pickup
Buyers are responsible for loading and transporting all purchased items.
Please bring your own muscle, tools, and packing materials. Staff may not be available to assist.
All items must be picked up by the end of the sale or within a prearranged timeframe. Unclaimed items will be considered abandoned and resold or donated.
5. Security & Liability
Surveillance cameras may be in use on the property.
The estate, homeowner, and sale organizers are not responsible for accidents, injuries, or lost or stolen items.
6. Parking & Access
Please park legally and respectfully. Do not block driveways, mailboxes, or fire hydrants.
Follow all posted signage and be courteous to neighbors.
7. Contact & Disputes
Any disputes must be addressed before leaving the premises.
