Estate Sale Terms & Conditions

1. Condition of Items
All items are sold “AS IS, WHERE IS” with no guarantees, warranties, refunds, or returns. Buyers are solely responsible for inspecting items prior to purchase.

2. Parking
Park legally and safely without blocking neighboring driveways, sidewalks, or mailboxes. Temporary driveway parking is permitted only for active loading of large items (e.g., furniture).

3. Preparation
Buyers must bring adequate assistance, tools, and packing materials for item removal. WE DO NOT PROVIDE LOADING HELP.

4. Personal Items
For security, secure purses, bags, and valuables in your vehicle. We do not allow outside bags or purses.

5. Inquiries
Text inquiries to 571 710 1444 . Responses are provided as a courtesy and do not guarantee item availability or condition.

6. Moving & Shipping
WE DO NOT OFFER DELIVERY OR MOVING SERVICES. Buyers must arrange their own transportation with uShip, U Haul Movers. Limited shipping may be coordinated at the buyer’s expense (contact for details).

7. Liability
By participating, buyers agree to assume all risks. The seller is not liable for accidents, injuries, or property damage occurring during the sale, pickup, or loading. Enter the premises at your own risk.

8. Item Removal
All purchases must be removed within ASAP unless prior written arrangements are made.
Bring your own muscle, tools, and materials to pack your items.

9. Payment
All sales are FINAL . Payment methods: cash, Venmo, Paypal, Zelle credit cards with 3% fee].

10. General
By attending, buyers agree to these terms. The seller reserves the right to refuse service or amend policies as needed.
