1. Every auction lot is sold “as is, where is, with all faults known or unknown”, without warranty or guarantee of any kind. We will do our best to inform you of any issues in item description, but they are sold "as is, where is". Every effort is made to describe the condition of the item accurately. All items must be considered used or previously owned; even if labeled new in box, we cannot guarantee the item will be in full retail condition. Item description, nor any oral statements made by Seller or Auctioneer and employees concerning any item shall be construed as a warranty, either expressed or implied. Assume ALL items, including, but not limited to, appliances, electronics and gas-powered equipment, are untested unless stated in description. All bidders rely solely on their personal inspection and not on information listed on the site. It is the bidder’s responsibility to attend the Preview when offered. Bidder’s failure to personally inspect any item, whole or in part, will not constitute grounds for any claim, adjustment or refund. No returns, exchanges or warranties. ALL SALES ARE FINAL.
2. A 15% internet buyer’s premium is in effect for all bids.
3. Visa, MasterCard, Discover and American Express are accepted for payment. A $1.00 charge will be used to verify a credit card. The fee is released once the credit card is verified. Bidder is responsible for updating their credit card information. New verification of User’s credit card on file will be requested of all bidders to register for an upcoming auction at least once a year. If winning bidder’s credit card charge fails to clear at the close of the auction, payment is due in the form of cash or check at Pick up. NO EXCEPTIONS.
4. If you do not have an ST-10 on file with us you will be charged the current Virginia sales tax rate. NO EXCEPTIONS. You must email completed ST-10 to roanesantiques@gmail.com at least 24 hours before the auction starts to close. A copy of the form can be found here: https://www.tax.virginia.gov/sites/default/files/taxforms/exemption-certificates/any/st-10-any.pdf.
5. Registering and placing bids means that the bidder has read and fully understands the terms and conditions of the internet auction and agrees to be bound thereby. When you bid on any item, you are entering into a binding contract. If your bid is the winning bid on any item(s) your credit card will be charged at the conclusion of the auction. Bids cannot be removed, changed or lowered once placed. There are no credit card charge backs.
6. Auction ending will proceed as a "soft close". Items will begin to close at the posted hour and four (4) items will close every minute. If a bid is made on an item in the last minute of closing, time will extend on that item by 1 minute, allowing for the other bidder to respond. If no further bids are made in that 1 minute, the item will close.
7. All paid for items must be picked up by the published scheduled time. SHIPPING IS NOT AVAILABLE for this sale. If items are not picked up by the published time, they will be deemed abandoned and become the property of Roane's Antiques at The Cottage LLC. Please do not bid if you are not able to pick up your items on the scheduled date. NO REFUNDS. All Pick up dates set at the beginning of the auction are subject to change pending unforeseen weather conditions in the locality on the original auction Pick up date. In the event the auctioneer determines that severe weather, extreme storms, or other hazardous conditions would impact travel or safe access to the auction Pick up location, the auction Pick up could be rescheduled. Rescheduling is solely at the discretion of Roane’s Antiques at The Cottage.
8. You must bring your Invoice with you to Pick up. When arriving at your specified pick-up time, you are responsible for identifying and gathering your purchases. Bring whatever you need to safely and properly remove your items from the location, including adequate manpower, moving equipment (i.e., hand cart or dolly), tools, wrapping materials, boxes, bags, etc. The staff on site are only available to help you locate your items and cannot assist you with packing or loading your items.
9. By departing from the Pick up location, you agree that you have all the correct items and are satisfied with them. Before leaving the location you must inspect your items and discuss any issues with the staff leader or representative on site.
10. If bidders or their representatives do not follow the guidelines as stated in these Terms and Conditions, there is a possibility bidder will be removed from the auction and it may also result in suspension of future bidding privileges.

Elsie Mae Hall Belvin was born and raised at the Hall property on the corner of Glass Road and Low Ground Road in Gloucester County that was purchased by her parents, Hobart Lee Hall and Gladys Hogge Hall in the early 1920s. Along with farming, Hobart grew daffodils during the 1940s, joining other Gloucester County farmers who shipped their blooms by steamer to Baltimore. Over the decades, the home witnessed remarkable changes, from farming with mules and the arrival of electricity and indoor plumbing to today's modern technology and conveniences. After marrying Thomas Alfred Belvin, who grew up nearby in Glass, Elsie and Thomas renovated the family home and returned there in the 1970s to raise their own family. Now can you imagine the decades of treasures this farmhouse, large garage and “old red barn” hold for you to see and bid on, some items not having been touched for nearly a century?
Several primitive furniture pieces were actually “dusted off” and moved to the house for the auction, “holding their own” with their chippy-paint finish: a farm table and chairs, cabinets, rocking chairs, plant stands and a hoosier cabinet. Eastlake and mahogany furniture fill the living and dining rooms, as well as a beautiful Wurlitzer piano. A white metal bed, MCM storage headboard bed, tiger oak dresser and mirror and walnut MCM dresser and chest are just a few pieces in the three packed bedrooms.
In the kitchen there is enamelware, Tupperware, CorningWare, yellowware and salt glazed pottery; Hazel Atlas, Depression and milk glass; colorful vintage melamine; etched crystal glassware still in original boxes and a gleaming set of Fire-King jadeite nesting bowls. Very modern kitchen appliances include a Whirlpool washer, dryer and refrigerator and Frigidaire upright freezer. Braided rugs are throughout the house in various shapes, sizes and colors.
Pulled from the eaves and attic upstairs are vintage glass Christmas ornaments in original boxes and vintage children’s toys and games, including a 1950s Toni Doll with Trav’lers case and sets of outfits.
Outside in the 2-car, 2-story detached garage and barn are wooden doors, windows, chairs, book shelves, porch posts and railings; 5 vintage bicycles; an abundance of wood crates and bushel baskets; pickers’ lots of salvage wood and metal; antique farming hand tools, plowing and farming implements and equipment and even a horse drawn buggy!
This auction will be live until WEDNESDAY, JULY 11, 2026.
PREVIEW for this auction is on WEDNESDAY, JULY 1 from 10 AM to 12 PM at 8138 Glass Road, Hayes, VA 23072 (Gloucester County). Property is a corner lot and ample parking is available in the field behind the house, best accessed by (the cross street) Low Ground Road, but can also be accessed via Glass Road. Barn is not available for Preview.
There is a 15% buyers premium on all purchases.
Auction will begin closing on WEDNESDAY, JULY 8 at 7 PM at the rate of 4 lots every minute.
PICK UP for this auction will be on SATURDAY, JULY 11 from 9 AM to 1 PM ONLY at 8138 Glass Road, Hayes, VA 23072 (Gloucester County) and by appointment. ** Look for updates or changes to Pick up days and times in case of inclement weather being forecasted; determination will be made at the discretion of the auctioneer and an announcement will be made closer to the day the auction starts to close.**
** TAKE NOTE in the listing descriptions for larger items as to whether they are LOCATED on the 2nd FLOOR of the HOUSE or GARAGE ** Buyer is responsible to remove items, you must bring required equipment (i.e., hand cart or dolly) and help; staff is only available to help locate your items. If you do not bring adequate help to remove larger items, you will forfeit your purchase and will not receive a refund.
