• Shop with your wallet. EstateMax is not responsible for your personal losses. Leave your purse at home.
• Neither EstateMax nor our client is responsible for any personal accidents you might have, inside or outside of their property. We take many precautions to create a safe shopping environment. Please pay attention! and be considerate of other shoppers.
• “Holds” will be honored for 20 minutes on the “hold table”. Going to the bank machine? Leave a 20% non-refundable deposit.
• Caveat emptor. EstateMax does not test electronics, machinery. Everything is sold "AS-IS". Plug it in, turn the key and try it out before paying.
• Doors might be closed to new shoppers a half hour prior to the published closing time. This allows existing shoppers to complete their transactions and for us to 'wrap it up' on schedule. The sale is over at the advertised time unless we opt to keep it running. Please don’t show up 15 min before the published closing time. The sale is over when it is over, not the day after.
• Estatemax uses a cash discount merchant processor-"SLICE". Our pricing is always set for cash sales. If the buyer chooses to use a credit card, the buyer pays all merchant processing fees associated with the transaction. Estate Max does not absorb these costs. No checks accepted. ID required.
• Please shop, pay then remove purchases to your vehicle.
• "Hoarding" at the cashier will not be tolerated.
• Arguing with EstateMax personnel, for any reason, is cause to ask you to leave the premises. We make all final determinations of pricing. Playing “good cop, bad cop” doesn’t work here.
• Schedule pick up of Large furniture w/cashier at POS. All is removed with EstateMax supervision, by your own labor, unless we have labor on hand. Please be prepared with a vehicle for removal.
• You will be expected to tip our laborers (in cash) for any assistance they give you. The cashier will give you the amount.
• Park as marked on the street or in the driveway, if available.
• Most homes are not ADA accessible. Enter at your own risk. Please do not bring children or pets to the estate sale. You will be held liable for breakage.

This is a very beautiful, clean home with furniture, home decor, Oriental rugs, home accessories- all in excellent condition. This is top-quality, higher-end furniture. For those who don't know these brands, or have an appreciation for furniture construction, the items are not made of composite board, they are solid woods and veneers on solid woods, and most are dovetailed construction, hand-applied finishes, etc.

ESTATEMAX USES PROGRESSIVE DISCOUNTING OVER THE PERIOD OF THE SALE.

"Experienced" estate sale shoppers know that the starting-day prices are not giveaway prices. For those of you who are newer to estate sale shopping, please note that The starting prices noted under the photos, are discounted at 60% apx. off the original sales receipts.

Days 2, 3, and possibly 4, 5 ( if the sale is extended into the following week, ) are always significantly discounted.

Considering the quality and comparable retail pricing, this is totally realistic. Logically, I do not start selling at my lowest price. I am fair, I expect you to be fair. I am willing to work with you, if you are serious.

I work for my client and my goal is to get the highest possible prices over the course of the sale. It's not a sacrificial situation. Someone who offers me $100 for a $1000 is not "serious." And I am fair, always and want to sell the inventory. If you are for real, we can work out a win-win.

So, instead of criticizing me for doing my job, please come to the sale, inspect the items, and come back or leave your bid with a credit card ( I will ask you to sign a purchase agreement at that time and if you are the high bidder, I will charge your card at noon on Sunday), or come back on sequential days to see if "your" faved item(s) are still in the inventory. Pick up of furniture can be scheduled with me for early the following week.

The starting pricing on the higher end furniture pieces has been posted under the photos, so that shoppers have an idea of seller's expectations. (Discounted prices will be posted on the price tags on site.)

The sale might be extended into the next weekend, based on attendance. Attendance can be affected by several factors, but mostly weather. If weather is "bad", and the sale is still going on but slowed down, not postponed, daily pricing will be extended into the following day. For instance: Friday and Saturday might be at Friday prices, Sunday and the following Friday will be discounted to Saturday discounts, Saturday and Sunday following week will be the final ( typically Sunday) discount.
