Upperville, VA Luxury Estate Sale: Like New Adult + Kid Furniture, Rugs, Decor, TVs etc

PLEASE NOTE THE FOLLOWING:

1) We do not allow sold stickers, other than our own and they will only be used for large furniture items you can not carry. If you wish to purchase a large item, ask one of our associates for a sold sticker. You are then obligated to purchase that item within 30 minutes of placing the sticker. Do not hoard items and then "decide" later to "go through" those items to decide if you plan to purchase them.
2) We can provide large blue IKEA bags for you to carry your items with you, but make sure to keep them on your shoulder at all times. If you find an item you find valuable and don't want to carry it all through the sale, pay for it, take it to your car and come back in to continue shopping.
2) Be sure to examine all items closely and carefully before you pay for them. REMEMBER ALL ITEMS ARE SOLD AS IS, NO REFUNDS. We do not guarantee electronic items are in working order. Please test them in advance of purchasing the item.
3) Prices are NOT NEGOTIABLE the first day of a sale, but discounts will occur on Saturday and again on Sunday.
4) Buyer is responsible for removal of large items purchased by two hours before closing on the last day of the sale unless a prior arrangement has been made. Please bring your own help as our employees do not help load large items. Large Items can be purchased at any time, but because parking is limited, pick up for large items will happen at 3 PM on Friday, Saturday, Sunday and again next week on Tuesday (June 10th).
5) We will have undercover security onsite and cameras set up so please understand that if anyone is caught stealing, you will face charges.
6) Doors will open at the published time, not before.
7). If you pick up an item and decide not to buy, please place the item back where you got it. If not, please give to an employee and ask them to put the item back where it belongs.
8) If you break or damage an item you are fully responsible for the cost of the item.
9) Please do not bring food or drinks into the house and do not leave your trash on the front porch.
10) We don't do Pre-sales or Give out Prices prior to the estate sale but items are priced at 20-50% of the original purchase price.
11) We do not honor any written Sign-Up lists.
12) Parking will be limited. We will have a valet at the base of the hill allowing a certain amount of cars up at a time. You can also always park on the street and walk up the hill to the sale.

We will provide the address 1 hour and 30 minutes prior to the beginning of the sale.
